Are any houses available now?

We currently own five rental properties, and you can see on our Home page if any are vacant or will be vacant soon.

How can I schedule a showing?

Email us via our contact form and we’ll get back to you asap! Working around a day job, the best time for us to show properties is around 6-7pm most weeknights or on the weekend.

Do I need to fill out an application?

We encourage interested potential tenants to fill out an application and bring it with them  to view the house  – if something about the house isn’t right for you, there’s no obligation to turn it in, and if you have it ready it will ensure you are considered with the first batch of applicants for a property.

Who needs to fill in the application?

Each adult who will live in the house must complete an application, because it gives us permission to conduct a background, employment and credit check. If there are several in your applicant group (i.e.,  spouses and roommates), we need completed applications from all parties before we can run your applications. The application fee is $50 each applicant.

Do I need a co-signer?

You might. If you believe you will not meet our leasing criteria (listed on our application), you may choose to apply with a co-signer. Your co-signer must fill out a separate application and submit an application fee as well. The co-signer would be a party on the lease and would take responsibility for the entire lease and its terms if the tenant defaulted.

What about pets?

We allow pets under 80 pounds with certain restrictions (listed on our application). There is a separate pet deposit, a portion of which will be non-refundable to allow for carpet cleaning in our homes with carpet.

Will I get my deposit back?

Deposits will be refunded 30 days after your lease expiration, less any damages, repairs and cleaning. A professional cleaning service and carpet cleaning company (if applicable) has been used to clean the house prior to your move-in, and will be used after your move-out. Charges vary but are based on condition of the home, so the cleaner you leave the premises, the better.
